At the time LCK was engaged to provide project management services, the Church had already had a “false start” with a design that was well beyond their budget. They had retained a new architect and modified the scope of the project. A contractor had been selected and preliminary budgets established. Design was approximately 65% complete.

At the time LCK was engaged to assist the Church with the project, the building committee was facing a challenge of potential cost overruns on what was its second design for the project. The first design had been abandoned as a result of budget overrun. LCK worked through design details to bring the budget in line, assisted in obtaining financing and managed the entire project, completing construction within the target budget and schedule.

As project manager, LCK guided the church’s building committee through team selection, master planning, demolition of existing facilities, and construction of a 28,000 square foot family life center featuring a gymnasium, weight room and exercise class facilities as well as a running track. Additionally, youth classrooms, administrative offices and recreational facilities were constructed. The family life center was the first Phase of a $14 million campus-wide development which was also managed by LCK. Once completed, additional capital repairs complementing the project were accomplished using remaining funds that were realized through cost-saving measures.

Lexington Baptist Church completed the Children’s Ministry Building as Phase II of a three-phase building project. The construction scope for the 48,547 square foot facility included the demolition of an existing gym, classroom and administrative office building. The church campus sits adjacent to local neighborhoods, requiring all work to be coordinated while keeping roads open, after hours construction noise at a minimum, and safety concerns in the forefront.
