Speculative Industrial Building

Lexington County requested LCK’s assistance with procuring design and construction services for development of a speculative industrial building to attract new business into the County. After persuading the County to adopt an unconventional design/build approach for the 120,000 square foot building, LCK crafted the RFP for design/build services, managed the team selection process, and developed project budgets and preliminary schedules.

LCK was retained by Safran to assist them in the relocation of their existing facility to 25,000 square feet of leased space in a newly constructed industrial building. Although the landlord was responsible for the tenant improvement construction work, Safran recognized they needed a professional project manager to oversee not only the construction work on their behalf, but the procurement and installation of their warehouse equipment.

This project was successfully completed in time to allow Safran a sufficient startup period for their new facility and an opportunity to acclimate to new warehouse systems prior to the critical start date associated with the launch of a new service line to better support their clients’ needs.

Weston depends heavily on LCK to serve as his project manager and local representative to renovate and upgrade the buildings as needed. In addition, as the properties are leased, LCK manages the tenant improvements required.

LCK managed the renovation of 2050 American Italian Way to create a tech-savvy look for AVANTech’s new 9,000 square foot office space and 114,000 square foot industrial warehouse space to support the company’s manufacturing equipment. ​ LCK’s scope included not only the management of the design, engineering, and construction of the project, but also portions of AVANTech’s furniture, fixtures, and equipment purchase and installation.

LCK was retained by the landlord, RG-MWV Building 2, LLC to provide project management services for a build to suit project for their tenant, Gerber Childrenswear. The location was a pad-ready site in the Foreign Trade Zone Industrial Park in Summerville, SC. A tenant improvement allowance was provided by the landlord, and LCK assisted in coordination between the tenant and the contractor/designer to develop and refine the tenant improvement scope and review associated pricing.

At completion, the tenant improvement scope included approximately 10,000 SF of office space to include primary office space, satellite shipping and receiving offices, and quality control space. The warehouse space was delivered to the tenant approximately two months prior to substantial completion to allow the racking and material handling installation to commence, and the overall project was completed in December, 2015, approximately one month ahead of schedule.

LCK was engaged by Spyder Auto (headquartered in Los Angeles) to assist them as they sought to lease a new facility and establish a presence in the Charleston market. LCK worked with Spyder and Spyder’s leasing team to analyze developer build-to-suit RFP responses for Spyder’s new 200,000 square foot warehouse and distribution facility. LCK compared not only “base building” conditions provided by each developer, but also vetted any allowances included in the developer’s pricing to confirm these allowances were adequate to cover the applicable scope.

Furthermore, LCK assisted Spyder in oversight of the procurement, design, permitting, and installation of Spyder’s warehouse racking and other material handling components. This project was completed on time and on budget, with the only tenant project change orders arising from added scope requested by Spyder.

LCK was retained by Victoria + Albert to assist them in the relocation of their facility to 52,000 square feet of leased space in a newly constructed industrial building. LCK served as the tenant’s project manager during initial lease negotiations and assisted Victoria + Albert in developing the scope for the tenant improvements which were being performed by the landlord.

Despite a two-month delay in the lease execution, this project was completed by the initial agreed upon substantial completion date. Furthermore, the only construction cost increases were due to added scope requested by Victoria + Albert, and the FF&E scope was completed for less than the original budgeted amount.
