Nelson Mullins retained LCK under a master services agreement to provide management of tenant improvements within its leased premises across the country. A leading law firm in the US, Nelson Mullins has over 40 locations across the country. Office spaces range from 5,000 square feet to 100,000 square feet and more.
LCK has worked alongside Nelson Mullins’ architects to program and manage projects as they materialize. Spaces include high-end finishes, conference rooms equipped with the latest in technology and spaces that are critically sensitive to security. In 2023, LCK has completed six projects for Nelson Mullins in the cities of Raleigh, Charleston, Baltimore, Nashville, Minneapolis and Atlanta as well as a number of smaller capital repair projects.

South Carolina State Credit Union retained LCK to serve as its project manager in the renovation and expansion of its corporate headquarters located on Huger Street in Columbia, SC. The goal was to not only upgrade the appearance of the original building, but also to consolidate operations from two other locations into a single facility.
The leadership of the Credit Union and its Board of Directors depended heavily on LCK to lead the organization through this generational project. The expansion and renovation of approximately 55,000 square feet included replacement of the stucco exterior of the existing facility and re-skinning it with brick to match the new addition, resulting in a total project investment of $26.5 million. The project was initiated in the first quarter of 2021 and is essentially complete as of the third quarter of 2023.

LCK conducted feasibility studies and a property assessment for AgFirst in connection with its acquisition of 1901 Main, a 302,000 square foot high rise office building in Columbia, SC. Subsequently, LCK provided management of the 110,000 square foot upfit for AgFirst’s new corporate headquarters and capital improvements totaling $10.2 million in value.

After identifying all market options to house pre-determined consolidated functions, the Colonial Life campus prevailed as the most economical solution. Real estate occupancy cost savings alone were projected to be $1.8 million over a ten-year lease term. This did not take into consideration the valuable operating cost savings to be realized through consolidation of like functions, resulting in employee efficiency. These projected savings would allow Prisma Health’s precious capital to be deployed elsewhere on revenue-generating space.

AllSouth Federal Credit Union engaged LCK for project consulting, strategic planning and project management services. The 60,000 square foot building, opened in 2014, features corporate office and board room facilities, training rooms, a data center, administrative offices, and a credit union branch. Serving as a northwest gateway to Columbia, the building and grounds redefine the neighborhood yet complement the historical nature of their surroundings.

When the Wells Fargo Center was acquired by a new investor in 2016, LCK played a key role in analyzing property assessment reports as well as leases and construction documents associated with leasehold and capital improvement obligations the buyer would assume from the seller at closing. We advised the buyer of risks and financial impacts of capital improvement projects which would be in progress through the closing date. Upon closing, our project management team went to work to complete all pending work and also to execute leasehold improvements for new leases. Our team later coordinated the renovation of the main lobby and continues to manage all tenant improvement projects. Assignments have been accomplished through intense collaboration and information sharing among the brokerage and ownership teams.

Canal hired LCK to manage the upfit of its new ±65,000-square-foot space in downtown Greenville. LCK’s Scott Rush and Doug Vincent managed the project from inception to occupancy, working with RESCOM Construction to ensure the work met Canal’s expectations every step of the way. Project Management services for Canal leveraged market data and objective analysis stemming from years of development and construction experience, ultimately leading to accurate timelines and cost forecasting as well as competitive and beneficial negotiation strategy with landlords and vendors.
The relocation and upfit project was successfully completed in 2022 and Canal Insurance is now the anchor tenant at Greenville's ONE City Plaza.
