At the time LCK was engaged to provide project management services, the Church had already had a “false start” with a design that was well beyond their budget. ​ They had retained a new architect and modified the scope of the project. ​ A contractor had been selected and preliminary budgets established. ​ Design was approximately 65% complete.

LCK immediately went to work validating the comprehensive budget established by the Church’s finance and building committee as well as the hard construction numbers. ​ It was quickly determined that value engineering was required as the project was once again financially beyond their reach.

While the cost was being refined, LCK also initiated and managed the process of collecting competitive quotes for financing and ultimately recommended the final lender. ​ LCK negotiated financing terms and rates on the Church’s behalf and worked with the lender to procure all closing documents.

LCK represented the building committee throughout the remainder of the project, completing the final construction contract negotiations and conducting contract administration during construction. ​ The unique architectural elements of the building made for an unusual project with challenges in field coordination of work. ​ LCK played a significant role in facilitating resolutions to those challenges resulting in a successful project.

As a result of LCK’s cost management and value engineering expertise, the Church was able to leverage its financial resources to add desired finishes to the project which had previously been dismissed as too expensive. ​ LCK negotiated favorably priced change orders for the inclusion of these elements, resulting in the end product including many features that were specifically requested by various donors to the project.
