What is an owner's representative?
LCK is an owner’s representative offering project management services that help our clients maximize the value of their development projects while remaining on schedule and within budget.

In general, an owner’s representative is any professional that your business, institution or organization hires to perform a specialized service. In the context of construction and development, an owner’s representative is a professional who manages every stage of your project, from planning to development to closing.
LCK was one of the first to launch the concept. Our connection with a commercial real estate and property management company, Colliers, allows us to offer comprehensive services above and beyond others in our industry.
Because we are an owner’s representative, we are uniquely situated among others who offer design, project management or construction management services at risk as a general contractor. The differentiator of LCK is that we select designers and contractors for the development team – we do not replace what they do, but direct and monitor their work as an advocate for you.
While working for you and protecting your interests first and foremost, we have an unparalleled ability to identify measures that save time and cost at every stage of a project. You can rely on us to find these savings because we have no conflict of interest.
In short, we are a value-added project management solution that generates savings equal to or in excess of our fees for services. We consistently deliver projects on time and within the approved budget without sacrificing your quality expectations.
Who we are
Solutions to deliver your projects
LCK is a privately held woman-owned business jointly owned by its President/CEO, Mickey Layden, and Colliers | South Carolina. The firm was originally founded as the construction management division of Colliers | South Carolina in 1994 and was re-organized as an independent, woman-owned corporation in 2001.
What truly differentiates LCK, however, is the skill and experience of our staff. LCK has assembled a team of dynamic individuals who concentrate on the client's interests at each phase, from conception to completion. Our degreed professionals have backgrounds in engineering, architecture and general contracting, all of which we bring to bear on behalf of our clients.

Why work with us
Why work with LCK?
Many architectural and engineering firms as well as developers offer “project management services” as an additional service. While they may be completely capable of managing a project, a firm offering services in the capacity of designer or developer simply cannot also be an “owner’s representative.” That is what differentiates LCK.
Because we are an owner’s representative, our project management services are unlike anything offered by those disciplines. We have no conflict of interest in the project – our sole objective is to protect your interest.
LCK offers an integrated approach to project management, coordinating among our subject matter experts whose combined efforts maximize the results and value of every project. We call this the LCK Advantage.
