A Florida-based developer had identified a site in Columbia for potential construction of a new student housing campus. The developer’s key investment partner engaged LCK to assess the feasibility of the project and assist in identifying project estimates and potential construction firms with whom the developer might partner.
LCK had a previous relationship with the investor, who was familiar with LCK’s work as a project manager. His continued involvement in the project as a financial backer became predicated on the developer’s agreement to retain LCK to oversee the project. Subsequently, LCK became part of the team and has led the contractor selection, final design, bidding, contracts, financing coordination and construction administration.
The project was named Reign Living at the Stadium and is a private student housing project located on Shop Road just a few hundred yards away from Williams Brice Stadium. The project consists of 126 townhome style units, totaling 504 bedrooms—each with their own private bath. Amenities include a clubhouse featuring dedicated study areas, a coffee bar and a fitness center. A lazy river water feature winds its way through the common grounds, with sun decks, spa, volleyball court, fire pit, commercial grills and a pool pavilion complete with outdoor tables and furniture, TVs and a fireplace.
LCK is coordinating the work of the architect, contractor, interior designer, swimming pool contractor, testing firms and more. Construction must be completed in Summer of 2020 to accommodate the 90% plus pre-leasing commitments already made for the fall 2020 school year. The total development cost is estimated at $38 million.
