Lexington County had negotiated a ground lease in Saxe Gotha Industrial Park in Cayce, SC for the purpose of developing a speculative industrial building to attract new business into the County and the park. It would be a pilot project for the park’s extension which is just outside of its original boundaries.
The County’s Economic Development Director, Chuck Whipple, reached out to LCK for project management assistance and consulting services. LCK worked with the County to pursue a design/build approach to delivery of the building. The approach was new to the County’s procurement experience, but with LCK’s help, a smooth process was executed.
Construction was released at a time when the Columbia area experienced unseasonable rainfall, rendering the site impassable for nearly 60 days. Unsuitable soils combined with dewatering needs presented a challenge that required extensive cost analysis and soils mitigation plans. Through LCK’s management and technical expertise, costs were kept to a minimum and the schedule was accelerated after the soil remediation was complete.
The building is tilt-up construction, and was delivered in shell condition, ready for sale or lease. Through LCK’s planning, budget allocations were set aside for future lighting and fire suppression costs, which served as a source of funding for the future upfit as required.
The project was completed in October, 2015.
