AgFirst Farm Credit Bank occupied approximately 115,000 square feet in an 80 year old building in the central business district of Columbia, SC. AgFirst engaged LCK and its partner, Colliers International, to conduct a study of its office environment. LCK was tasked with comparing occupancy costs for a remodel of their current building, acquisition and remodel of another office building, or construction of a new building with associated parking in both a downtown and suburban setting. As a result of the study, AgFirst ultimately purchased a 302,000 square foot high rise, multi-tenant building on Main Street to serve as their new corporate headquarters. In addition, AgFirst acquired a neighboring 12,000 square foot office building for conversion to a new data center for their operation.
LCK was project manager for upfitting of 110,000 square feet within the newly acquired building. The space spanned across six non-contiguous floors, included high-end corporate offices and accompanying board room, as well as a meeting and conference center, and operations offices. The $10.4 million project was completed over a 6.5 month construction duration, even with 110 owner-driven change orders to the project scope.
Simultaneously, LCK managed upfits to relocate tenants to accommodate the space needs for Agfirst and also began work on a $4.5 million capital improvement scope for the building including patio upgrades, elevator equipment and car upgrades, and more. Prior to commencement of the tenant upfit work, LCK had also managed the data center renovation in the adjacent building at a cost of $7.35 million.
The total project value was $22.5 million and spanned across an 18-month duration. AgFirst currently enjoys cutting edge technology within a new space that is a showplace in the Columbia market.
