The owner of Landmark Shopping Center on Garners Ferry Road had been in lease negotiations with three major tenants. All leases were interdependent based on retail relationships and space needs. If all three could be closed, they would serve as a catalyst for a complete façade renovation at the northern most section of the Center. The owner realized help was needed to study the feasibility of the three lease options including a property assessment and budgeting for the tenant upfits and common area capital improvements. LCK was tapped to initially consult with the owner and finally to manage the entire project.

The scope of construction included asbestos abatement, demolition, structural enhancements, tenant improvements, roof and HVAC replacements, seismic upgrades, installation of hurricane shutters, parking lot reconfiguration and a small addition for loading areas.

The tenants had very tight timelines to meet and significant financial damages to the owner if delays occurred. Despite the tenant’s assertions that the schedule could not be met, LCK was successful in selecting the right team, developing a creative strategic approach to construction, and pushing daily for subcontractor performance. Contracted deadlines per the lease agreements for all three tenants were met on time and on budget. Total project budget was $3.5 million.
