LCK was engaged by Reger Holdings, LLC for project management services for the student housing development. Reign at Newport + Fig is located on Newport Avenue in Tampa, Florida - adjacent to the University of Tampa. The project consists of 150 mid-rise apartments totaling approximately 576 beds over 2-story, 332 stall parking garage. Amenities included are: clubhouse, pool, spa, wet ledges, volleyball court, fitness center, grills, and pavilions. Student move-in will begin August of 2023.

LCK was retained to assist in conversion of a condominium development managed by a homeowner's association to a timeshare resort. Common areas were upgraded and a number of units were converted to meet ADA accessibility requirements. In addition, some site deficiencies were corrected including extensive repairs to a deep retaining wall. Financial studies and design were completed for the addition of two buildings on the site. The expansion was never completed.

North Shore is located on Lake Marion in Santee, South Carolina. This six-building, 72-unit luxury condominium development is part of a master planned resort community. LCK was retained after construction of the condominiums had already begun.
The buildings were in varying stages of completion and site infrastructure had not yet been permitted or installed. In connection with the development, a 10-mile sanitary sewer forced main had to be extended from the site to the Town of Summerton. An on-site lift station and two wells had to be installed to provide water and sewer service. By the time LCK was involved, vertical construction was well ahead of the infrastructure and entitlements, presenting a problem for potential delay in delivery of units to pre-sold purchasers. Ultimately, the project was delivered within the projected time frame for the pre-sold units.

in Clemson, SC.The $8.4-million development consists of twenty-four (24) four-bedroom, garden style apartments and ten (10) three-bedroom, three and a half-bath townhomes. The complex is situated directly across Old Greenville Highway (SC 93) from the Clemson University campus.

studies, estimating and project management for the
conversion of the old apartment building at 2607 Devine
Street into an upscale condominium property. The
historic nature of the existing units was preserved, while
finishes, landscaping and other amenities were enhanced at a total investment of nearly $1 million.LCK’s commitment to bring the project in on time and within budget was achieved, in the end reporting over $1,100,000 in cost savings for the project.

LCK served as the project inspector for the construction of a new facility at Still Hopes Episcopal Retirement Home in West Columbia, South Carolina. This project consisted of the design and construction of 125 independent living apartment units, a community center addition, a dining room and kitchen renovation, a new staff break area and renovation of the McDowell Building (approximately 246,000 SF).
LCK represented the owner and the lending institutions in assuring the construction costs were legitimate and that cost control methods were implemented throughout the project.
